Project Management

The fundamentals to the success of any building project are control of cost, time and quality. Our role as project manager on a scheme is to effectively manage the three fundamentals.

The key stages of a building scheme are:-

  1. Ideas, sketch proposals
  2. Design, including planning permission where appropriate.
  3. Preconstruction i.e. building regulation submission and approval.  Resource procurement including labour, specialist trades and materials.
  4. Construction period – meetings, cashflow, payment.
  5. Post construction – obtaining all relevant certificates, building regulation final certificate, snagging lists, as built drawings, operation manuals.

We can be appointed at any or all of the above stages of a scheme but generally the earlier we are involved the better.  As the earlier you the client get the benefit of our experience and expertise, generally the more successful the end result of a project will be.

We can be totally flexible as to what our role is defined as and accordingly what our fees will be.

We have the advantage over other project managers locally in that we run our own building company with directly employed tradesmen.

To briefly elaborate this means a client can have the best of both worlds.  Whereby we can undertake the traditional build elements of ground works, masonry and carpentry at a fixed price and project manage the remainder of the works for a fee with clients paying the net costs of the specialist trades, materials and service.

A recently completed scheme is the multi phased refurbishment and redevelopment of the Land Rover 4×4 Experience Centre . This required a close working relationship with the client from the initial meeting to discuss concepts and ideas through to the final phase completion and handover .one pre requisite being that the centre must remain open and functional through out the entire build process .
